When purchasing real estate, it is important to have an understanding of lending guidelines for financial institutions. Unless, of course, you’re in the enviable position of not requiring a mortgage, I hope I can shed some light on the confusing lingo that often gets bandied about by the professionals. Not everyone is savvy in the art of buying real estate and I know some of us sit there scratching our heads and wondering what the heck all the terminology actually means.

In my April 18th blog, I gave some information regarding the Property Purchase Tax and possible exemption scenarios. Though that fee can be waived for first time buyers, the following costs cannot and should not be forgotten when purchasing real estate. Here’s a list of the expenses that will be incurred with any purchase:

- Property Transfer Tax (PTT). Calculated at 1% of the first $200,000 and 2% of the balance of entire purchase price. See my April 18th blog for exemption guidelines.

- The deposit at time of offer.

One of the often overlooked calculations when adding up costs in buying real estate is the Property Transfer Tax. It is important to know how to calculate this fee, especially as a first time buyer, as it is generally a large chunk of change. However, if you keep your sights somewhat low, you can escape this cost altogether.

Effective February 15th, 2005, the fair market value threshold for eligible residential property under the First-Time Home Buyers’ Exemption Program was increased by about 18 per cent. To $325,000.00
