In deciding who to give the selling assignment to for my father's house, I talked to and received proposals from three real estate brokers. You were the only one of the three that considered the house itself and who were the likely purchasers. You pointed out the items that would appeal to the type of purchaser who your thought would buy and gave me reasons why they would buy at a higher price. You then outlined your plan based on the purchasers who would value the house differently than the masses and would be willing to pay a higher price. Your plan was logical and it made sense to me.   The other two real real estate brokers are very successful and well known. But they just saw the house as a commodity with the price to be determined by the comparable sales that had occurred in our area. When I tried to point out some the potential in the home they agreed, but it was just a commodity as far as they were concerned and just needed to be priced to sell quickly.     I was looking for someone who could see past commodity thinking and you provided that. Your suggested price was $70,000 to $80,000 higher than the other two brokers I talked to. I wasn't necessarily looking for the highest price but the highest price plus a plan that had a good chance of reaching that price, or close to it sold me and I'm glad that it did.   My brothers and I were selling my fathers home to close out his estate.
